Job Description
Assistant Project Manager – Development
Position Summary
The Assistant Project Manager – Development plays a key role in organizing, budgeting, and executing development projects. This position supports senior leadership in managing entitlements, permitting, consultant engagement, and construction/development coordination.
You'll help build and maintain the master development schedule and master development budget, ensuring alignment between development goals, financial realities, and construction execution. Key Responsibilities
Development Planning & Coordination
- Develop and maintain the master development schedule, coordinating milestone dates with internal and external teams.
- Assist in building and managing the master development budget, tracking soft and hard costs from concept through construction completion.
- Manage and track permitting, zoning, and entitlement processes across multiple jurisdictions.
- Prepare and coordinate documentation with architects, engineers, consultants, and public officials.
- Attend city and county meetings, planning commissions, and public hearings as needed.
Consultant Team & Buyout Strategy
- Identify, evaluate, and onboard project consultants, including architects, engineers, and specialty consultants.
- Lead consultant bid and RFP coordination, supporting contract negotiation and buyout strategy.
- Manage consultant deliverables, performance, and billing to ensure adherence to budget and schedule.
Financial & Construction Coordination
- Collaborate with estimating, project management, and accounting teams to align budgets with construction and development cost data.
- Support feasibility studies, cost models, and pro forma updates.
- Analyze variances between projected and actual costs, recommending adjustments and efficiencies.
Cross-Functional Leadership & Communication
- Partner with project managers, superintendents, and leadership to align development and construction priorities.
- Facilitate weekly schedule and budget coordination meetings.
- Ensure continuous communication between development, construction, and finance teams.
Project Administration & Support
- Assist with document control, scheduling tools, and project reporting.
- Review contracts, submittals, and change orders for accuracy.
- Travel for site visits, consultant meetings, and investor presentations, including out-of-state and international travel as required.
Preferred Qualifications
- Bachelor's degree in Construction Management, Real Estate Development, Business, or Finance (preferred).
- 2–5 years of experience in development, project management, finance, or construction.
- Proven understanding of budgeting, scheduling, and consultant management.
- Proficient in Microsoft Office Suite (Excel, Project, Word, Outlook); experience with Procore or ERPs preferred.
- Strong analytical, organizational, and communication skills.
- Creative thinker who enjoys being challenged and solving problems collaboratively.
- Must reside within commuting distance of San Marcos, TX, and be available for out-of-state and international travel.
